Coat Drive! (for Dec. 8th)

"Service" in our community is something we participate in monthly and weekly and something we like to invite our clients, our "community," to join us in. So, here's a collection you can join this winter:

November DFW Housing Market -- Ups/Downs

It’s true, the market has changed fast! Now, just to let you know, the sky is not falling and we are not headed to a crash with Real Estate in Dallas-Fort Worth; BUT, we are slowing. Sales started slipping in August. In the Dallas area, sales of preowned homes by real estate agents fell by about 4 percent in August from a year earlier. Keep in mind that sales from that period a year earlier were WAY Up. So a 4% drop is relative to where we’ve been for years. In the longer view, this drop is not extreme. The experts still say that DFW has a good home sales market, but not as robust as last year. ​

This is better news if you are trying to buy a house. Buyers last year had a very hard time finding a home they liked and then most had to battle multiple offers. It was not fun for the buyer and not fun for their Realtor. Thank you if you were my buyer client this past year. It was intense but we did it!! 

Now I am seeing more inventory for the buyer to choose from and not near as many multiple offers. Not near as stressful. Personally I like a more even market. On the selling side I have to work harder to get your home seen and under contract, a little more challenging; on the buyer side we have more selection and more time to make a decision. Buying a home is stressful enough without the pressure of buying in a sellers market.

This is a good time to jump back into the market if you are a buyer. Several buyers last year decided to wait for a market change because it was too hectic. That change is here!

Grateful Changes -- Our Team Expands

We at the OHT are incredibly grateful. That reflection comes this month as our national celebration of Thanksgiving will be observed, but also because, when we reflect on the friendship and support of YOU––our community, supporters, and clients––we are grateful to do business with you and to, we hope, help guide you and work for you while you work out the big life decisions of buying and selling a home.

While the early celebrations of Thanksgiving in our country were declared days to be observed in celebration of a successful harvest, they were, at the same time, days to offer gratitude for other milestone events.

This month, we at OHT are grateful for your business over the past year––Thank you! And, we’re grateful to be growing and changing as a small business that serves you. Our team is expanding, and this month we bring aboard Lisa Elliot. 
Lisa will be busy marketing, showing homes, working with buyers ,doing open houses and continuing learning the ends and outs of real estate. If you don’t know her, here’s a bit about our friend Lisa Elliott:

Improving your Home's Accessibility

It's a trend in home improvement, to think about your homes accessibility and the ease, if/when you choose to sell, that it's ready to go to be welcoming to folks that need a more accessible kind of place. Of course, it's impossible to guess at what a buyer's need might be, but these ideas are at least easy enough and welcoming to many types of buyers.
