10/11/2017 0 Comments Our Market slow down? Is Our Real Estate Market Hitting the Brakes??
Believe me. It’s ok if the market slows a little. If you have had the joy of being a buyer in the past two years then you understand what I am saying. Buying a home in today’s market is not for the faint of heart. Take courage! Have patience! It is VERY competitive and you must move at light speed IF you want to buy a house in the market recently. And: If you want to buy a home you need to come in with a reasonable, competitive offer. I have talked about and written about why this phenomenon is happening in other newsletters and stories. Low inventory (homes for sale) and lots of people moving into DFW has created this SELLERS MARKET for the past two years. At this time, no specific end is in sight. While there is data on home sales falling, a reason for this fall is because the homes available are, simply, expensive. There’s demand, especially for lower priced homes. It’s a wild ride trying to track how/why home values are skyrocketing and how the general DFW area continues to grow and expand. Look at the data with me and you’ll see, the quality of our schools is having a huge effect on homebuyers with school age children. School districts all around DFW made up seven of the top 10 Districts in Texas, not only top schools but the entire school district. It’s no wonder why people are pouring into the DFW area. Based on a recent “Niche report,” here are the seven school districts in our area that rank in the Top 10 out of over 1,015 school districts all across our state: #3 – Highland Park ISD…..A+….. 9 schools…..7,091 students #4 – Carroll ISD (Southlake)…..A+…..12 schools…..7,884 students #5 – Coppell ISD….A+…..17 schools…..12,700 students #6 – Allen ISD….. A+….. 24 schools….. 21,054 students #7 – Plano ISD…..A+….. 85 schools…..59,500 students #8 – Frisco ISD…..A+….. 66 schools…..56,000 students #10 – Prosper ISD….. A+…..11 schools….. 10,400 students The niche.com 2018 report also shows that of the Top 50 Elementary Schools in Texas, 45 of the schools are in the Dallas suburbs. These are all within six of our school districts: Allen ISD (11 elementary schools in the top 50), Carroll ISD (Southlake, 4 elementary), Coppell ISD (4 elementary), Frisco ISD (12 elementary), Highland Park ISD (2 elementary) and Plano ISD (12 elementary). This is a wonderful reflection of our strong educational community. A thankful SHOUTOUT to all the awesome teachers in our DFW schools. You are making a huge difference!! Thank you, thank you!! Holden is now 3 years old. How time flies, right? It only seems like yesterday when I held him in my arms for the first time. I hope I continue to take advantage of this time where he wants to play and interact with me, because I know eventually he will start to desire to be more independent. My wife and I are excited about the arrival of our baby girl, Hazel, who is due late January. It is amusing to hear Holden talk about, and to, baby Hazel. I get the sense that he really cares for her even though I am sure he is confused about how a baby is in Mommas belly.
Heck, I am confused too. He likes to encourage Momma to eat so Hazel is fed. He also wants Hazel to do things with him, like play and take a bath. Holden is going to be a great big brother. I feel like, for the most part, my wife and I have done a great job raising little Holden. Now we have to prepare to take on this new challenge of raising a three year old and a newborn baby! The challenge seems daunting! Input is appreciated. My email is [email protected]. |
