2/12/2018 0 Comments February Competition (2018)2018 has started off strong, and we're working with several of our community to find great homes.
The competition is fierce (but not impossible). The Dallas Morning News states that Dallas Fort Worth leads the nation in Job growth. On Jan 11th they wrote that from November 2016 to November 2017 we added 100,400 jobs. You have heard that many large corporations are moving (have moved) their headquarters to our area bringing with them their employees and their families. Charles Schwab is expected to have over 2600 workers at its campus being built in Westalke (next to Southlake). 100,400 jobs! 100,400 more people and their families! That’s….crazy. And, there's this: Tierra Grande Magazine––from the Real Estate Center at Texas A&M––breaks down the “in”-migration into Texas. The top five states from which people are moving to our state are: 1) California at 65,546 2) Florida at 33,670 3) Louisiana at 31,044 4) New York at 26,287 5) Oklahoma at 25,555 This surge of population has caused the “Sellers Market” we have discussed in the past and it sure looks like we will continue with a sellers market in 2018. Last year almost 40% of the homes sold in DFW went for more than list price. This has held steady for the past three years. Competition is fierce but not impossible. It won’t be a sellers market forever but this is the market we are in this year. Last issue, we showed you how to be competitive in a sellers market––if you missed that information or misplaced it let me know and I will get it to you!
